100% Flexible Configuration
Our Cold-Formed Metal Framing panels address virtually any build strategy or project scope. We deliver customized prefab components—including walls, floors, ceilings, and façades—that are Ready to Assemble immediately upon arrival. This allows us to adapt our system to commercial building projects of any size and complexity.
Specified Level of Development (LOD)
Specify the exact level of finish your project requires. We fabricate everything from LOD 100 "framing-only" and LOD 200 "framed and sheathed" panels, up to LOD 400 units that arrive fully wired, plumbed, drywalled, and windowed.
Tailored Scope
From simple partition walls to complex architectural cornices, our manufacturing process is fully customizable. We configure our panel dimensions and assembly details to match your specific design intent and site logistics.

Industrialized Construction
We move construction from the job site to a controlled factory environment where automation, cranes, jigs, and assembly lines speed up the completion of panelized assemblies. This process ensures work is performed safely at ground level to eliminate height risks during framing. Furthermore, every panel is 100% inspected at the factory for dimensions, fastener tightness, and connector integrity, resulting in superior quality and lower long-term maintenance costs.
Virtual Design & Construction
Before steel is cut, we visualize the entire project scope digitally. Our engineering team uses advanced VDC technology to simulate the build, ensuring every panel fits perfectly. To further accelerate the schedule, logistics are calculated using our panel stacker software so panels are staged LOFO (Last On, First Off), creating an optimized build sequence that can be erected without the need for skilled framers.

Multi-Unit & Residential
Apartments & Multi-Family: Accelerate your path to revenue with load-bearing systems up to 10 stories that eliminate concrete cure times and the fire risks associated with wood framing.
Student Housing: Ensure you never miss an academic calendar deadline with rapid off-site fabrication designed to withstand heavy tenant wear-and-tear.
Senior Living: Market peace of mind to residents and families with non-combustible, fire-resistant steel structures that offer superior acoustic performance for privacy and comfort.
Shelter & Transitional Housing: Deploy rapid-response housing for government and non-profit partners using cost-effective, standardized units that don't sacrifice structural longevity.
Commercial & Industrial
Industrial & Self-Storage: Maximize rentable square footage with large clear spans while lowering insurance costs through termite-proof, non-combustible materials that protect stored assets.
Retail & Restaurants: Enable modern, open-concept designs with the structural integrity to support expansive storefront glass and heavy rooftop equipment, all while ensuring interior layouts can be easily reconfigured for future tenants.
Commercial Offices: Create Class-A interiors with precision-straight walls and pre-punched service holes that allow for rapid integration of complex electrical, data, and HVAC systems.
University & Academic: Meet strict semester deadlines with concurrent off-site manufacturing that eliminates weather delays, while ensuring the structural durability required for high-traffic lecture halls and campus facilities.
Hospitality & Institutional
Hotels: Our automated production allows for uniformity across hundreds of units that ensures rapid floor-to-floor cycles and superior sound insulation between units.
Healthcare: Meet strict institutional codes with inorganic, mold-resistant framing that provides the exact tolerances required for mounting sensitive medical equipment.

Frequently Asked Questions
How much time does off-site manufacturing actually save?
By fabricating panels concurrently with site prep and foundation work, we typically reduce the framing schedule by as much as 50% compared to conventional stick-built methods.
Do you handle the on-site installation?
We are primarily a manufacturer and technology partner. We deliver the panelized system to your job site for your framing crew to install, though we offer technical support and training to get your team up to speed on the first project, or we can provide labor to perform turnkey framing. We offer both ready-to-assemble panels, as well as full turnkey-framing.
What is your shipping radius?
We ship nationwide, utilizing optimized flat-pack methods to maximize truckload efficiency and reduce freight costs. We have shipped complete panels sets as far as California and Greenland.
What does the commercial delivery process look like?
1. Design: We work with the structural engineer of record (SEOR) for the project or we act as the SEOR.
2. Drawings: We complete detailed structural designs, calculations, and shop drawings. We have the drawings stamped by a license PE.
3. Concurrent Build: We manufacture components offsite while you prepare the site and install the building foundations.
4. Completion: We deliver the building systems in record time.
How do you integrate with our existing architectural plans?
Our in-house engineering team imports your architectural models into our framing software. Our BIM VDC team utilizes our framing software to panelize the architectural drawings, create shop drawings for each panel, and to create the robotics and CNC machine code that produce the studs and the panel assemblies using our proprietary automation equipment.
What are the height/story limitations?
Our Cold-Formed Steel (CFS) systems are engineered for load-bearing structures typically up to 8-10 stories. For taller high-rises, our CFS panels are integrated with heavy steel framing solutions (red-iron) as in-fill panels.
Can you accommodate custom architectural features?
Yes. Because our machines are CNC-driven, we can fabricate complex curves, bulkheads, and custom headers without the slowdowns associated with manual cutting.
What exterior cladding options are compatible with your wall panels?
Our engineered panels provide a robust, plumb, and square substrate that accepts virtually any commercial cladding. From fiber cement and aluminum composite (ACM) to brick and stone veneer, you can achieve your desired aesthetic without compromising structural integrity.
Is your steel framing code-compliant for healthcare and schools?
Absolutely. Our steel is non-combustible, inorganic (mold-free), and meets all ASTM, AISI, and local building codes, making it the preferred choice for healthcare and institutional requirements. Light Gauge Steel is approved for all building types including assembly, healthcare, educational, student housing, assisted living, hospitals, laboratories, retail, etc.
How does your process improve job site safety?
By moving the dangerous work of cutting and framing into a controlled factory environment at ground-level, we drastically reduce worker risk.
